Our Rental Criteria

- Gross monthly household income of at least 3x the monthly rent

- Most recent 30 days of income verification 

- Additional documentation may be required for self-employed, variable,  or nontraditional income

We review credit history, payment history, collections, rental history, and background information. Certain eviction-related collections, unpaid landlord balances, or criminal offenses may result in denial.

Positive rental history is required, with 12-24 months preferred. Previous landlords may be contacted for verification.

- Two forms of valid, unexpired identification required

- Full Social Security number required​

- PetScreening profile required for all applicants, with or without pets

- No pet/animal and assistance animal profiles are free

- Household pet profile: $30 by credit card / $25 by ACH.

- $40 non-refundable application fee per applicant

- All occupants 18+ must apply

- Applications are processed in the order received

- Applications must be completed within 24 hours

- Standard Approval: 1x monthly rent security deposit

- Conditional Approval: 2x monthly rent security deposit, when permitted

- Guarantor: May be available for certain applicants

- Security Deposit: Required security deposit, pet deposit, and any other applicable pre-move-in funds must be paid before move-in.

- Utilities: Complete the Utility Information Sheet and transfer/verify all required utilities before keys are released.

- Renters Insurance: Provide proof of required renters liability insurance before receiving keys.

- Move-In Rent: Full month's rent, plus applicable monthly pet rent, is due on the scheduled move-in date. Prorated rent may apply.

- Required Documents: Complete all required documents and signatures before move-in.

- Payment: We do not accept cash. Use an approved payment method and retain proof of payment.
